I. Return rate 7%
Return rate of 7% or 6% in the option with free owner stays in one’s own apartment (excluding the final cleaning fee) – 7 days during the season and 7 days off-season. The rent will be calculated based on the net price of the apartment with finishing (excluding furnishing) and the net price of the parking space.
20% discount on stays in the entire VacationClub apartment network (cleaning not included).
Lease term: 10 years.
Rent will be charged starting from July 1, 2026. In the first year of the lease, the return rate will be reduced by 1%, and in the second year by 0.5%.
Rent indexation (from 2030, by the arithmetic average of the Consumer Price Index in Poland for all goods and services, as announced by the President of the Central Statistical Office, based on the three preceding years).
Ongoing costs of apartment maintenance and utilities during the lease period will be borne by the Operator.
II. Revenue sharing 70% / 30%
The properties for sale are commercial units in the form of tourist apartments located in resort-type buildings, in this case, including a swimming pool. In accordance with regulations, Zdrojowa Invest does not currently use escrow accounts for condo-type properties. At this stage, the own contribution of Zdrojowa Invest Sp. z o.o. Projekt 9 Sp.k. (Zdrojowa Invest) to the project is approx. 44% of the total investment value. By law, the owner of a unit may sell their property at any time. Currently, Zdrojowa Invest 2 Sp. z o.o. handles the secondary market, which increases the liquidity of these units, though all real estate transactions carry a certain degree of risk. Entrepreneurs and VAT-registered individuals may be eligible for a VAT refund on the purchase, and relevant taxes may apply at the time of sale. The optional and preferred operator of the apartments in this investment is VacationClub 2 Sp. z o.o. Sp.k. (VacationClub). The lease model includes a quarterly rent payout based on 70% of the net variable rental income (after commission) from tourist rentals, which may be subject to preferential tax treatment in accordance with applicable regulations. Of course, the Owner may choose to use the apartment for personal purposes. As with any property, ownership involves regular market-related costs and those arising from the Act on Ownership of Premises. Limited use of the rented apartment or use of another location on preferential terms is a privilege. A binding agreement is not a guarantee of return or profit — as is true for any business venture.
