For those interested in leasing, we have prepared two cooperation models:

I. Fixed rate of return

  • Return on investment: the annual rate of return on investment is 7%*
  • Lease term: 10 years
  • Comprehensive service: maintenance-free management without involving the owner in day-to-day matters related to renting the apartment
  • Costs borne by the operator: all current costs of maintaining the apartment and utility consumption
  • Costs borne by the owner: renovation fund and property insurance
  • Zdrojowa Club membership: by entrusting the management of your apartment to us, you join the Zdrojowa Club programme and receive preferential terms for owner stays throughout the entire network of Zdrojowa Hotels by the sea and in the mountains

II. Variable rent – 50/50 revenue sharing

  • 50% of revenue for you: half of the revenue from renting the property goes to the Owner's account
  • Lease term: 10 years
  • Comprehensive service: maintenance-free management without involving the Owner in day-to-day matters related to renting the apartment
  • Costs borne by the Operator: all current costs of maintaining the apartment and utility consumption
  • Costs borne by the Owner: renovation fund and property insurance
  • Zdrojowa Club membership: by entrusting the management of your apartment to us, you join the Zdrojowa Club programme and receive preferential terms for owner stays throughout the entire network of Zdrojowa Hotels by the sea and in the mountains

 

 

*The rate of return of 7% per annum is calculated on the basis of the actual amount invested, i.e. the net purchase value of the property, including finishing and parking space, but excluding the wear and tear of the property's furnishings. The rent will be charged from 1 July 2028 at the latest, with the rate of return reduced by 1% in the first year of the lease and by 0.5% in the second year. Indexation every 3 years from 2032 by the arithmetic mean of the Consumer Goods and Services Price Index in Poland for all items announced by the President of the Central Statistical Office for the previous 3 years, but not more than 5%. Responsible Investor Disclaimer

The properties sold by Zdrojowa Invest Projekt 12 Sp. z o.o. are tourist service premises in apartment buildings. In accordance with the regulations, Zdrojowa Invest does not currently use escrow accounts for condo properties. In accordance with the law, the owner of the premises may sell their premises at any stage. Zdrojowa Invest has the right of first refusal at a price determined by the owner. Currently, Zdrojowa Invest 2 Sp. z o.o. serves the secondary market, thus increasing the liquidity of such premises, but the sale of any property involves risk. Entrepreneurs and business operators within the meaning of VAT may obtain a refund of this tax on the purchase, and relevant taxes may apply to the sale. The optional, preferred operator of the apartments in the investment is Zdrojowa Rent 2 Sp. z o.o. The quarterly rent for a multi-year lease is 50% of the variable net income from tourist rentals or a fixed, multi-year, quarterly rent (the rent may be preferentially taxed in accordance with the relevant regulations). The owner may, of course, use the premises for their own needs. The maintenance of the premises is associated with normal market costs and those resulting from the Act on the Ownership of Premises, but during the lease period, the owner only covers the renovation fund for the common property, apartment insurance and property tax. The possibility of limited use of the rented premises or other locations by the Owner on preferential terms is a privilege.
