By purchasing an apartment at VacationClub Resort Dźwirzyno, you are investing in a property that offers a comfortable vacation experience and real earning potential. It is the perfect place for both private vacations and rental income.

Thanks to our partnership with the renowned short-term rental operator VacationClub—part of the Zdrojowa Invest & Hotels group—you can choose from two flexible rental management models tailored to your needs and expectations.

I. Return rate 7% 

  • Return rate of 7% or 6% in the option with free owner stays in one’s own apartment (excluding the final cleaning fee) – 7 days during the season and 7 days off-season. The rent will be calculated based on the net price of the apartment with finishing (excluding furnishing) and the net price of the parking space.
  • 20% discount on stays in the entire VacationClub apartment network (cleaning not included).
  • Lease term: 10 years.
  • Rent will be charged starting from July 1, 2026. In the first year of the lease, the return rate will be reduced by 1%, and in the second year by 0.5%.
  • Rent indexation (from 2030, by the arithmetic average of the Consumer Price Index in Poland for all goods and services, as announced by the President of the Central Statistical Office, based on the three preceding years).
  • Ongoing costs of apartment maintenance and utilities during the lease period will be borne by the Operator.

II. Revenue sharing 70% / 30%

  • Transparency: Real-time access to the booking system and invoicing tools ensures full transparency and control over your cash flow.  

VacationClub™ is an operator of a network of holiday apartments by the Baltic Sea and in the mountains, as well as a Polish booking platform. It is the only operator in Poland that combines the freedom of apartment stays with services provided by 5-star hotels, backed by the know-how of Zdrojowa Hotels – the largest hotel network in Poland’s most beautiful resorts. 

Responsible Investor Disclaimer   

The properties for sale are commercial units in the form of tourist apartments located in resort-type buildings, in this case, including a swimming pool. In accordance with regulations, Zdrojowa Invest does not currently use escrow accounts for condo-type properties. At this stage, the own contribution of Zdrojowa Invest Sp. z o.o. Projekt 9 Sp.k. (Zdrojowa Invest) to the project is approx. 50% of the total investment value. By law, the owner of a unit may sell their property at any time.  Currently, Zdrojowa Invest 2 Sp. z o.o. handles the secondary market, which increases the liquidity of these units, though all real estate transactions carry a certain degree of risk. Entrepreneurs and VAT-registered individuals may be eligible for a VAT refund on the purchase, and relevant taxes may apply at the time of sale.  The optional and preferred operator of the apartments in this investment is VacationClub 2 Sp. z o.o. Sp.k. (VacationClub). The lease model includes a quarterly rent payout based on 70% of the net variable rental income (after commission) from tourist rentals, which may be subject to preferential tax treatment in accordance with applicable regulations.  Of course, the Owner may choose to use the apartment for personal purposes. As with any property, ownership involves regular market-related costs and those arising from the Act on Ownership of Premises. Limited use of the rented apartment or use of another location on preferential terms is a privilege. A binding agreement is not a guarantee of return or profit — as is true for any business venture. We hereby inform you that the provisions of the so-called Residential Price Transparency Act (i.e. the amendments to the Act on the Protection of the Rights of the Buyer of a Residential Unit or a Single-Family House, as well as the provisions concerning the Developers’ Guarantee Fund, which entered into force on July 11, 2025) do not apply to this investment. This is due to the fact that no residential units are being developed within the project.
