The units sold by Zdrojowa Invest Projekt 9 Sp. z o.o. are service tourist units in apartment buildings. According to regulations, Zdrojowa Invest does not currently apply escrow accounts to condo properties. In this case, we are dealing with a sales level and financial backing intended for completing the construction. By law, the Owner of the unit can sell their unit at any stage of the sale process. Zdrojowa Invest has a preemptive right of purchase at the price set by the Owner. Currently, Zdrojowa Invest 2 Sp. z o.o. operates the secondary market, increasing liquidity of such units, but the sale of any real estate carries risks. Entrepreneurs and business operators as defined by VAT law may obtain a VAT refund on the purchase, and applicable taxes may apply upon sale. The preferred optional operator of apartments in the investment is Zdrojowa Rent 2 Sp. z o.o. Quarterly rent from several years of lease equals 50% of the net variable income from tourist rental, which may be preferentially taxed under relevant regulations. The Owner may, of course, use the unit for personal needs. Maintaining the unit generally involves usual market costs and those resulting from the Act on Ownership of Premises, but during the Zdrojowa lease period, the Owner only covers the common property renovation fund, apartment insurance, and property tax. Limited preferential use of the rented unit or another location by the Owner is a privilege. A binding agreement is not a guarantee of implementation or profit, which is true of any business.
